One in One Hundred Gets a House on Their First Try!

We had been renting in the Cow Hollow/Russian Hill area and liked the area a lot. We spent a year casually looking at places we could buy knowing we wanted an urban type neighborhood that could be a bridge for us into the next phase of our lives.
We were introduced to Katy through Will's good friend who is a mortgage broker. He had told us we would be well advised to work with Katy and so we met with her while still searching for our home. Katy told us she didn't drive buyers all over the city but that once we found the right place, she would work very hard to get us the very best deal putting all her strategic skills into play. When we found the single family home we liked in Inner Sunset we called Katy. She did her homework and told us she thought with the current market conditions that we could go under asking price and still get the home adding a fast close (just 14 days) to make it more attractive to the seller. They had lost one deal and were anxious to sell so they accepted. We were the one in one hundred that gets a house on the first try and under asking price besides!
During the contingency period we found a major issue with the house! We had an inspection done on the sewer line to the street and discovered through the use of a video-like camera that the pipe was obstructed with roots and had a breakage. It was going to cost a lot of money to fix the problem and no home warranty would cover the cost. Katy immediately took ownership of the problem and got the right people involved and worked out a strategy agreeable to both the seller and us. Quite frankly, Katy saved us a lot of money!!
